I’ve been with eXp Realty a little more than a year now and am still loving it.   After years of being in management or even owning my own firm, I realize the significant advantages to this model.   It’s almost like I still own my own business (and I do own it in part, thru stock participation) without all the overhead and even more support.

I can go into my office meetings in a virtual world in my pj’s with my coffee.  I don’t have to fight traffic to commute to meetings.   This frees up significant time and makes me more productive.   And the networking and education there are great.  They have hours and hours of live training available each day.  I can pick and choose which is beneficial to me and for my clients.   There are thousands more hours recorded for me to search through, as well.

The virtual office world also helps me avoid the dreaded “office politics” I abhor and idle chit chat that wastes my time.   I love my colleagues, please don’t misunderstand.  But this model addresses problems with work environment that affects my productivity.   I think many have these same issues.  I’d rather have my schedule work around my clients needs, than my clients having to work around my firm schedule. It really is the “Amazon of Real Estate.”

Also, eXp Realty equips me with the tools and technology to succeed at my job.  I’m personally given 2 Kunversion sites (due to being in 2 MLS’s) and a CINC site to market to buyers and sell my listings.  Just one Kunversion site would cost an agent nearly $400 per month to purchase!  I’m also given access to Breakthrough Broker for my marketing materials, and  I have a Real Satisfied account that surveys my clients upon closing to get feedback on my services.   I have numerous files that are shared with me thru the Google Drive and GMail system that eXp hosts.   We also use ZipForms and Skyslope for digital contract availability and storage.  And these tools just scratch the surface of what all I’m offered.    I am truly a mobile agent, able to work from anywhere there is internet service.

One particular example of how beneficial that can be is when we had Hurricane Matthew hit our area in October of 2016.   I never had to worry about leaving an office behind.  All my files are in a secure cloud environment, with access from my laptop and phone, and I never missed a beat with serving my clients, past and present; even checking on properties owned by out of state owners upon my return using the tools I’ve been taught.

And I have staff support that is amazing.  I firmly believe I have the best Broker-in-Charge in the world, Jim Girard.   He is so professional and helpful, and the “most available” BIC I’ve ever known.   He uses tools like Voxer, the Virtual World,  to teach classes, and Facebook groups to keep us constantly informed, educated and supported.  So much better than that TL or BIC, that locks themselves in an office all day trying to ignore my questions.   And then there are the all of the technical and transaction staff in eXp World, that are always there waiting to help me.   So much better than that one admin who is overwhelmed doing paperwork in that office you have to drive to, that doesn’t have time to help you answer your questions.   This model rocks!

We now have over 4000 agents available across the country to refer to.   So nearly no matter where you go, I gotcha covered.  I’ve met with many of them “personally in the cloud” and they are great!  We mastermind without the expense of travelling to a conference or camp, on a regular basis. The culture is fantastic!

And last but certainly not least,  I have the opportunity to help others.  I don’t call it “recruiting.”   But I feel like the eXp real estate model addresses things for a lot of agents that other firms don’t.   We have a true mentorship program for new agents.   Sponsors support those in their downline.   And I love that I can make my own life better by helping others thru sharing my experience, encouragement, and knowledge.   And they reinvigorate me as well when they get excited about how exp is different.   It really is so much better than any other professional experience I’ve had.

Monthly Report from the Hilton Head Island Area Market

Thought some of you, like me, might like the real report on the area market, in that link above. So many times when you ask an agent, “how is the market doing?”  They simply respond, “Great!”  Well, it actually is going pretty well but it’s a bit more complicated than that.

Prices are up a median of 5.4%.   That’s good news.  Pending sales are up 4%.  Also good news.  BUT…  (there’s always a but, isn’t there?)…. New listings are down 10.1% and overall inventory is down 7.2%.

However a lot of that inventory is out of the price point that buyers are looking in (under $300K).    We still have plenty of options at over $500K that are still drastically reduced from pre-recession days.   There are still GREAT deals.

But we are facing an affordable housing shortage for relocating hospitality workers, school teachers, healthcare providers, fire and police officers, and more that will keep our community vibrant and functioning.

Historical things that make you go…. hmmmm…….

Lori Bee explores the gravesite of Thomas Heyward, signer of the Declaration of Independence, and discovers an unusual expression.

I love history.   And there is lots of it here in Beaufort and Jasper County.

Thankfully, my boyfriend Joe knows this and noted several comments made over the last few years about wanting to stop at the gravesite of Thomas Heyward, one of the signers of the Declaration of Independence AND The Articles of Confederation.    ThomasHeywardPlaque

While the little historical marker out on Route 462 is quaint, I have never once noted a vehicle traversing the long sandy drive to wherever his final resting place might be.  While my inquisitiveness wanted me to explore, I know enough about the rural south to know that might not be a good idea alone.    A few days ago, my brave man (who conceal carries) asked me if I wanted to explore.  I jumped at the chance.

Not much remains of the Old Plantation.   ThomasHeywardOldHousePlantationSignThere is a sign indicating approximately where the house stood overlooking the Broad River.   And the actual walled cemetery where Thomas Heyward and many of his descendants, including many young children who died at birth or infancy.   It is a serene sight with the tall mossy live oaks lining the driveway and overlooking the river, that the tourist websites promote.  In spite of the nearby trailer and shanties nearby.

But there was something else that took me aback ….  It was this….

Yeah…  he has a SMIRK on his face.  LOL!   None of the other photos I’ve seen online document this.   As an avid fan of the defunct show, “Lie to Me,”  I know a few things about facial expressions.   Supposedly, looking up and to the left like this indicates honesty.   So I presume Mr. Heyward wanted us to believe he was honest.

But that pursed lip…   What indeed was that indicative of?  Disapproval?  Control? Witholding opinion?  Lying? I don’t know but I can’t help but think about this eternal bust of a man that helped found this country.   What indeed is he thinking?  What do you think he is trying to tell us?

Farewell For Now, My Friend

Lori Bee shares a bit about her friend Cullen Mieczkowski, who was killed by a drunk driver.

Friday evening during rush hour, I heard the sirens from my home.   I live just off of May River Road, and unfortunately, it’s a sound I hear all too often.   There are so many wrecks around here.   I remember thinking, “I hope it’s not for anyone I know.”

I later went down to Peaceful Henry’s/Bluffton Cigar Bar for a smoke and beverage.   I do have a standing rule that if I have more than 2 drinks, I Uber home.   I only had 1 Truly.  And the nice thing about having a cigar is it makes you drink less and more slowly. But while I was there, I read a post on NextDoor that someone had been killed in the accident and that police had shut down Hwy 46 beyond Buckwalter (just beyond my home) to Gibbet Road, for the investigation.   The notice also said that the DUI suspect who fled the scene was apprehended.   I prayed for the victim and their family, still wondering who it was.  I went home early knowing I had a big day ahead.   The police and the flashing lights were at the corner of my neighborhood.   I was sad looking at them knowing somebody lost their life just up the road.

Yesterday (Saturday) morning I was on my way for the first time to the RBC Heritage Golf Tournament with a bunch of friends.  We were car pooling and I was riding with my friends Lindsey, KJ and Veronica.   Veronica’s husband Bill was in another vehicle and he called her.   He told her it was Cullen Mieckowski, who often came into Peaceful Henry’s.   I instantly cried out, “NO!  NO!”

I couldn’t stop sobbing off and on all day.  My friends offered to drive me back home but I said, “No.  Cullen wouldn’t like that.   He would like it if we all celebrated his life and his love of golf, all together. ”   And I knew I would be a wreck at home by myself.  I needed my friends and can’t thank them enough for their support yesterday.  It was a picture perfect day.   Just beautiful, but I couldn’t stop thinking about Cullen.  A lot of us were.

I first talked to Cullen when he signed up for real estate school in October of 2013 at the Keller Williams office where I was Team Leader at the time.   He explained to me that he had been in the lending business for a number of years and was looking into transitioning into being an agent.   He definitely was energetic, smart and enthusiastic about the future.  He always was.

He was from Cleveland and I teased him a bit about that, being I’m a diehard Pittsburgh fan.  He took it in good fun and we laughed together about it.  I can always respect a diehard fan, even of another team, and he had to be legit considering he obviously wasn’t fair-weather considering Cleveland’s football record.    I also told him the weather was much better here, and he said the golfing was too.   He loved golf.

Long story short, Cullen completed his course and passed the real estate exam.   He was so excited but upon hearing I was no longer Team Leader, he decided to go to a different firm.  He always stayed in touch though and one day he called me and asked my opinion about new construction sales.  He remembered me talking about my experience with that in the Charlotte area, as new construction agent.  I said I thought he’d be great at it, as long as he didn’t mind weekends. Well in October of 2015, he started with K. Hovnanian Homes.  I was the first person to congratulate him on his Facebook post about it.    He excelled there working with another mutual friend, Nanie Ingram.

I ran into him often at Peaceful Henry’s.   I had told him about the place that I’d come to call my “home away from home” since moving here when I was interviewing Cullen.   It became his hangout too, and I always enjoyed seeing his big, bright smile when he came in .  He was always thanking me for encouraging him to move here and with supporting his real estate career. Even during our last talk there.   He loved working at K Hov. and he loved living in the lowcountry.   We loved him here too.  Many of our mutual friends in the real estate industry and at Peaceful Henry’s, are deep in grief too.

I will miss those talks.  He was so excited about the future.   I was SO PROUD of him.  He loved his life here.  We loved him too.  I just can’t believe we won’t see him again…

I am so grateful for our tradition at Peaceful Henry’s to hug everybody when we come in and usually when we leave.  I will treasure those hugs and those memories with Cullen. And I will miss him dearly.   I will never forget him.

Please, don’t drink and drive.  Uber.  Call a friend.  It’s just not worth it.

I hope I will see you on the other side someday, Cullen.   Love and prayers for your family and friends.
