I’ve been with eXp Realty a little more than a year now and am still loving it.   After years of being in management or even owning my own firm, I realize the significant advantages to this model.   It’s almost like I still own my own business (and I do own it in part, thru stock participation) without all the overhead and even more support.

I can go into my office meetings in a virtual world in my pj’s with my coffee.  I don’t have to fight traffic to commute to meetings.   This frees up significant time and makes me more productive.   And the networking and education there are great.  They have hours and hours of live training available each day.  I can pick and choose which is beneficial to me and for my clients.   There are thousands more hours recorded for me to search through, as well.

The virtual office world also helps me avoid the dreaded “office politics” I abhor and idle chit chat that wastes my time.   I love my colleagues, please don’t misunderstand.  But this model addresses problems with work environment that affects my productivity.   I think many have these same issues.  I’d rather have my schedule work around my clients needs, than my clients having to work around my firm schedule. It really is the “Amazon of Real Estate.”

Also, eXp Realty equips me with the tools and technology to succeed at my job.  I’m personally given 2 Kunversion sites (due to being in 2 MLS’s) and a CINC site to market to buyers and sell my listings.  Just one Kunversion site would cost an agent nearly $400 per month to purchase!  I’m also given access to Breakthrough Broker for my marketing materials, and  I have a Real Satisfied account that surveys my clients upon closing to get feedback on my services.   I have numerous files that are shared with me thru the Google Drive and GMail system that eXp hosts.   We also use ZipForms and Skyslope for digital contract availability and storage.  And these tools just scratch the surface of what all I’m offered.    I am truly a mobile agent, able to work from anywhere there is internet service.

One particular example of how beneficial that can be is when we had Hurricane Matthew hit our area in October of 2016.   I never had to worry about leaving an office behind.  All my files are in a secure cloud environment, with access from my laptop and phone, and I never missed a beat with serving my clients, past and present; even checking on properties owned by out of state owners upon my return using the tools I’ve been taught.

And I have staff support that is amazing.  I firmly believe I have the best Broker-in-Charge in the world, Jim Girard.   He is so professional and helpful, and the “most available” BIC I’ve ever known.   He uses tools like Voxer, the Virtual World,  to teach classes, and Facebook groups to keep us constantly informed, educated and supported.  So much better than that TL or BIC, that locks themselves in an office all day trying to ignore my questions.   And then there are the all of the technical and transaction staff in eXp World, that are always there waiting to help me.   So much better than that one admin who is overwhelmed doing paperwork in that office you have to drive to, that doesn’t have time to help you answer your questions.   This model rocks!

We now have over 4000 agents available across the country to refer to.   So nearly no matter where you go, I gotcha covered.  I’ve met with many of them “personally in the cloud” and they are great!  We mastermind without the expense of travelling to a conference or camp, on a regular basis. The culture is fantastic!

And last but certainly not least,  I have the opportunity to help others.  I don’t call it “recruiting.”   But I feel like the eXp real estate model addresses things for a lot of agents that other firms don’t.   We have a true mentorship program for new agents.   Sponsors support those in their downline.   And I love that I can make my own life better by helping others thru sharing my experience, encouragement, and knowledge.   And they reinvigorate me as well when they get excited about how exp is different.   It really is so much better than any other professional experience I’ve had.

We are growing fast  and our company is constantly adapting and changing, and well ahead of the curve in the real estate industry in offering it’s agents all the tools and technology to make the agents successful on behalf of their clients.  Isn’t that what you want?

Rising from Hurricane Matthew….

Tomorrow is another day in the Lowcountry, as Hilton Head Island, Bluffton, and Beaufort County recovers from Hurricane Matthew.

It’s been a little while since my last blog.  It’s been a rough month here in the Lowcountry.  You may or may not have heard, but Hurricane Matthew hit with a vengeance here in the wee morning hours of Saturday, October 8th.

In fact the Island Packet is reporting that officials are still not done with assessing the damage on Hilton Head Island yet, as the task of going one by one to each structure has been daunting.

“More than 3,700 homes and businesses on Hilton Head Island, or about 19 percent of the total number of structures, likely sustained damage from Hurricane Matthew, town officials are saying preliminary estimates show.

Of the estimated 3,724 damaged buildings, about 392 — 2 percent of the island’s total 19,600 structures and 10.5 percent of the damaged buildings — likely had substantial damage, Shawn Colin, town deputy director of community development, said Monday.

Substantial damage is considered repair costs that equal 50 percent or more of the assessed valuation of a home, Colin said. For example, a home with an assessed valuation of $200,000 would have 50 percent damage if estimated repair costs were $100,000.”

And they are only 2/3rds of the way thru evaluating the properties on Hilton Head Island.

Other barrier islands in Beaufort County, such as Fripp, Harbor, and Daufuskie Islands are also still being analyzed for the heavy toll the storm took on their shores and residents. It may be weeks or months yet, before we even begin to total the damages.

The thing that the newspapers and television reporters have had a very difficult time in conveying, is that we are so strong here.  Strong in our resolve, strong in our will to rebuild, strong in our desire to help one another, strong in our hearts to love our lowcountry.

I felt it myself as I “hunkered down” in Charlotte to ride out the storm with my family and pets.  My desire to return to my beloved Bluffton was so strong, I could hardly wait for the order from the governor to get back.   Judging from the reports and the pictures of the traffic jams on Highway 278, I wasn’t the only one.

The following 20 days since the storm have been a whirlwind.  Checking on neighbors, friends, and on the homes and units of out of state owners. Cleaning up debris and cutting up downed trees.   Helping wherever any of us could.  Donating meals, cleaning and hygiene items, to worthy causes like Samaritan’s Purse (I can’t say enough good about this organization and highly encourage you to click that link!),  and to the awesome first responders who stayed behind risking their lives to take care of those who stayed behind and all of our homes.  We have been a community united, even if the outside world hasn’t seemed to take note.

It’s ok.  I don’t need the world to know how wonderful it is here.  It’ll just be our little secret.  I love living here, and have such a sense of pride.  And an even deeper love for my lowcountry home.   And it’s people.  No matter what life deals us here, we love.  We take care of one another.   We are “lowcountry strong”  and this is a wonderful place to live, and always will be.

P.S.  For those who are wondering, my own home sustained some minor damage (comparatively speaking to many others who had extensive tree and rain damage),  as it appears the roof vent pulled up allowing water to pour in thru the ceiling, HVAC vents, and exhaust fan in the Master Bath and Bedroom, flooding the carpet and subfloor.  The insurance adjuster has been here but still waiting to hear what they will address….

Dreaming of Daufuskie?

There’s something about a trip to Daufuskie that takes you on a trip back in time, and to a quieter way of life. The only way to get to Daufuskie is by boat or by ferrry. Haig Point has it’s own ferry service available for residents and guests, and the rest of the island is serviced by various ferry and charter services. Very few cars are permitted on the island (outside of Haig Point) and the primary mode of transportation is by golf cart. So yes, it is a little difficult getting here but oh so worth the effort.

Friendly Flipper

A friendly dolphin smiles at us after stealing our bait!

You never who you are going to run into, and make friends with here around the lowcountry.  On this occasion, it was a very friendly dolphin.  It was obvious he was used to boats and fishermen.   Probably some well meaning tourists and even locals, have fed him, but we highly recommend against that because then they tend to lose their ability to hunt for themselves and they also get injured getting too close to boat propellers.

We enjoyed his posing for the camera and his truly friendly smile from afar.   And the only food he got was the bait off the hooks he stole from us before we even realized it.   I think the smile was his ornery way of saying, “gotcha.”  😀
